I’m pleased to announce that my TIC listing at 4500 California St. has sold after only a few weeks on the market for over the asking price by almost 25%!  This seller client came to me as a referral from other past clients. We met to discuss the best strategy for selling his tenants-in-common unit and formulated a marketing plan that included some interior upgrades and professional staging. We affiliated with local TIC lenders who prepared financing options for this specific property.  Since buyers can be hesitant about tenants-in-common situations, we made sure to provide them with a complete disclosure package that included detailed HOA information and a letter from a local TIC attorney clarifying the condo conversion eligibility of this 6-unit building.   The staging job looked great, thanks to KPV Interiors and we received many positive comments during our weekend open houses.  Results: three offers, with the final purchaser being an upstairs tenant/neighbor in this very building who wanted to transition into homeownership.  A very satisfying deal for everyone involved!
