I loved having business in the Peninsula area, and enjoyed selling this single family home at 547 Anita Lane in Millbrae. We closed escrow 11/13/15 after a few weeks on the open market. These seller clients came to me via a referral from a mortgage broker that I had worked with in the past. The sellers were a delightful family that had decided to make a move to the Portland, OR area. They had been living in this Millbrae home since 2007 and it was packed with everyday possessions. They knew that they wanted to make a move but were concerned about how to handle the important details such as timing simultaneous sale & purchase deals. We had an initial consultation where I explained how a rent-back situation is structured and how it would allow them to close a sale & receive proceeds to purchase a new house. We decided on a target date of a few weeks out to be ‘photo ready’ and they went right to work, organizing closets & cleaning out the garage. During this time, I let my fellow agents/colleagues know that I had a ‘coming soon’ opportunity and was able to generate some initial interest. With some easy staging that included moving furniture & hanging art/mirrors, we had the property ready & the photos turned out great, thanks to Open Homes Photography. The end result: multiple offers and a contract situation that included a 10% overbid and 30-day rent back. The timing worked out perfectly as they found a wonderful new home in Portland that very week. This was a great example of how a seller can use a rent-back situation to their advantage & I’m glad to have been able to assist them with this huge life-changing process.
