What a great way to start the week! Today we closed escrow on this very special home located in one of the city’s most vibrant and sought-after locations, the Dogpatch neighborhood. Gene & Heather, my buyer clients, are currently living in a loft just around the corner from this house. When we first met, they told me that their desire was to transition into a single-family home, but they wanted to stay in the same neighborhood. I knew this was going to be a major challenge, because single family homes in the Dogpatch are rare…REALLY rare….according to the MLS, there have only been five houses in five years that have changed hands in this nine-block radius. This sale makes it six. Combined with the lack of inventory, we had to beat out other buyers in a multiple offer situation. Luckily Gene & Heather were savvy & well-prepared buyers. We covered all of our bases: they wrote an offer letter to introduce themselves to the sellers, and let them know that they were ‘locals’ and neighbors who wanted to stay in the area. To ensure that we had zero lender drama on this purchase, they got pre-approved with two banks & had two appraisals, just in case.
