I’m pleased to announce another closed sale – I represented the buyers of a single family home at 2615 30th Avenue in the Inner Parkside neighborhood of SF. This is a delightful center patio home with a spacious living room, remodeled kitchen, formal dining room & 2bedrooms/1bathroom upstairs; the lower level had another living room or bedroom with bath that opened to a charming rear yard.
These buyer clients were relocating to SF from Dubai. We orginally connected on-line and established their search criteria. When they arrived in town, we spent every weekend viewing Open Houses. Because our market is so competitive, we worked very hard viewing listings and writing up offers – only to get out bid more than a few times. When 2615 30th Ave came on the market, we knew that it was a great house for this family and we wrote an offer that was over the asking price and were able to secure the deal for $800K.
There were a few challenges to this transaction; it was a multiple-offer situation and my buyers had write a very strong offer to beat out the competition, so we were a bit worried if the property would appraise. Plus, this house had “non-conforming” living space on the lower level: the garage area had been converted into a unwarranted studio, complete with a third full bathroom and kitchenette area. Often appraisers will call attention to discrepancies between information in the tax records and what the house is being marketed as. Work that has been completed without permits (such as unapproved garage conversions!) will often throw a wrench into a deal. We were very relieved when the appraisal came back with no issues and the transaction quickly moved towards a successful close.
