Just Sold! Their 9th offer finally got them a house! This is truly an encouraging story of perseverance and dogged determination in this recent competitive San Francisco market and I am more than pleased to say a very big “Congratulations!” to my buyer clients who just closed escrow on this spacious single family home on Gambier Street in the Portola neighborhood.
When I first met with Joel & Corey, it was November 2012 and we initially began our search with looking at lofts and condos in the South of Market & Inner Mission areas. Corey is an architect working in the City and Joel is an OR nurse who commutes down to Stanford Hospital in Palo Alto, so they needed to be close to Hwy 101/280 and within walking distance to public transportation.
We made our first offer in January on a townhouse but lost out to another buyer by only a few thousand dollars; we then went on to steadily view Open Houses every weekend and made offers every few weeks or so. Finally, after six months of looking, reading disclosures, writing & submitting offers, waiting….the cards fell in just the right way and our offer was accepted.
I think that Joel & Corey’s story is encouraging because it’s proof that with enough persistence and hard work, eventually you CAN reach your goal to own property in San Francisco. Yes, our situation had it’s challenges – our price range wasn’t high, our financing was FHA, which always unfortunately put us near the bottom in any competitive situation – but as we went through the process, the guys learned how they could make their offers more desirable by being flexible with other terms of the deal, and they didn’t hesitate when a situation came our way that was perfect for them.
Here’s the best part of the story – out of all of the 9 houses that we bid on, the one that they finally bought is truly the most suitable, as it’s the biggest, has the nicest rear yard with distant views of San Francisco. Good things come to those who wait – and those who keep trying!
