I’m pleased to be organizing our San Francisco Modern/Marin Modern Virtual Food Drive this year! What a great way to ‘give back’ for all of the excellent things that have come our way in 2013. It’s been a busy and amazing year for many of us in the Marin Modern/San Francisco Modern/East Bay Modern/Wine Country Modern family. How much easier can it get? This is a virtual food drive – all you have to do is to click a few times and your contribution of $20, $50, $100 or even more goes to the Marin County/SF County Food Bank. Please help us reach our goal of $5,000! Every little bit helps and goes towards helping less people be hungry this holiday season. It’s a great – and simple – way to feel good about giving back to our community and supporting our local charities.

This past Saturday morning, I woke up and had an instant urge to buy two shopping carts full of frozen turkeys. Why, do you ask? Because the night before on the internet, I had read about the annual Turkey Drive sponsored by St. Anthony’s Dining Room in San Francisco. So I went over right on over to the local Safeway and loaded up. I think that this is such an excellent way to participate in some holiday charitable donating. For over 100 years, St. Anthony’s has been providing meals & basic services to those in need. Currently, the kitchen provides over 3,000 meals a day, and is the only is the only free food kitchen in San Francisco that is open every day of the year. This year their Curbside Donation Drive runs through this entire week, until Thursday evening. They are accepting turkeys & pantry items, plus cold-weather wear. If you’re looking for a way to “give back” this holiday season, why not drop off a bunch of turkeys or other pantry items, and help a family have a Thanksgiving Dinner. It’s a really great feeling to participate in such a necessary – yet simple – way.

I’m pleased to share that I just helped one of my first-time buyer clients buy this adorable one bedroom/one bathroom condominium at Potrero Court, otherwise known as 2250 24th St. This was a sunny unit with western outlooks, a nicely remodeled kitchen, open floorplan & parking for one vehicle. My buyer client, Gianpiero, was a young tech professional who commutes to Silicon Valley, and he wanted to be near the highways 101/280. We targeted the neighborhood of Potrero Hill and viewed all of the listings that came on the market in his price range. We were able to secure this great place for him, although we did have to bid over the asking price in order to win a multiple-offer situation. Being a first-time buyer is intimidating enough without having the stress of a multiple offers, so I’m especially proud that Gianpiero was aggressive about getting what he wanted. It’s a great starter property, and at $450K with 20% down and an excellent interest rate, his mortgage payment is less than what he had been spending in rent – and certainly I think that’s a happy ending, just in time for the Holidays!

Updated November 25, 2013: JUST SOLD! This great property closed escrow November 7, 2013 for just over the asking price, at $2M. We marketed it quietly at first and had an amazing amount of immediate interest and hosted a few private showings. Moving from San Francisco to Marin – I’m happy to announce another closed transaction: I just represented the buyers of this lovely 4BD/2BA single family home in San Rafael, CA. This adorable 1940′s bungalow has two floors of flexible living space, views to the east from the front living room, hardwood floors, dining room & a great big kitchen. My buyer clients, Thad & Elizabeth, wanted to make the move across the GG Bridge from San Francisco to Marin, and we had been house-shopping for about three months. We were diligent about going out on tour and open houses every week to see the new listings in Marin. This house wasn’t originally on our radar because as a new listing, the asking price was $749,000. However, as time went by, we saw it drop to $729K, so we took a look and realized that it was perfect for their needs: good space, easy commute location, and a big fenced yard for “Winnie The Pooch”.
